Most commercial properties qualify for conventional financing from institutional lenders in the range of 50% to 65% of the property value. Borrowers wishing to use leverage beyond these levels must seek secondary or mezzanine mortgage financing from private funding sources. Private mortgage funds are also available to finance special situations and certain types of non-conforming properties.
